We are officially in the Dog Days of Summer. Although I was hot to trot to use my shiny new Italian passport, I decided to forgo my usual European holiday and stay focused on current escrows and two special upcoming listings.
People often ask, "How do your clients find you?" These two sellers are a perfect example.
The first, launching in early September, came through a referral from a respected Northern California Sotheby's agent. I was especially touched because the sellers are dear friends of hers. The property is a beautiful, well-loved Spanish home with history, a separate guest house, multiple outdoor entertaining spaces, and a stunning European-style pool.
Next, I will be representing the sale of dear friends' parents' home. This one is bittersweet. I have spent many decades in this house, and I want to honor the family who loved it so deeply. It's a waterfront home with a boat slip in one of Long Beach's most coveted neighborhoods. A beloved home that the patriarch, who traveled extensively throughout his life, used to call his paradise, taking afternoon naps in his Duffy boat parked right outside his home.
I'm grateful. Both sellers understand the importance of preparation. They have made thoughtful choices to freshen the properties and address repairs that could create issues during escrow. This matters in today's Los Angeles market. Buyers are still active, but they are more selective, making pricing, presentation, and preparation more important than ever.
A Tale of Two Markets
One headline rarely tells the full story of Los Angeles real estate. Spring turned to Summer and the theme remains the same. Two very different markets.
Beautifully prepared homes priced accurately continue to generate excellent activity, multiple offers, and relatively quick escrows. Buyers are still willing to compete, but only when they believe the value is there. At the same time, homes requiring significant updating, properties priced above market expectations, or listings that lack thoughtful presentation are often experiencing longer marketing times and more price reductions.
Today's buyers are very informed, analytical, and patient. Obsessed with Zillow, using AI they are understanding financing costs, insurance challenges and neighborhood trends better than ever before. They're waiting for the right opportunity and if they deem it not the right opportunity, they move away.
For sellers, the takeaway is straightforward: preparation matters. Strategic improvements, professional marketing, and realistic pricing have become the greatest competitive advantages in today's market. While headlines often focus on uncertainty, we continue to see well-positioned homes sell successfully. The difference isn't the market itself — it's the strategy behind the listing.
